SNH WILD LAND MAP CONSULTATION CLOSES 23 JULY 2013

Scottish Natural Heritage (SNH) recently published the new Wild Land Map, following a request for its creation from the Scottish Government.

Not yet finalised, SNH has published the map and list of 43 areas of wild land character and is inviting comments on its proposal to use the analysis and map to identify areas which need to be given significant protection from wind farm development.

The Mountaineering Council of Scotland (MCofS) has already expressed reservations regarding the Wild Land Map, concerned that areas of wild land will become surrounded by wind farms on non-identified land.

The John Muir Trust had hoped that this map could also be used as a basis for a new statutory designation of Wild Land but, last month, the Public Petitions’ Committee rejected their petition for a new designation to be created, affording the same status as National Parks and National Scenic Areas.

Whilst this may not be the result the John Muir Trust hoped for, it has resulted in highlighting again the importance of planning policy that is clear, robust and underpinned by rigorous guidance – something that would surely be welcomed by all involved with planning policies and their implementation.

At present, more than 58% of the nation’s best wild land lies outwith existing designations and other options to afford additional protection for wildlife could also be considered.

Using the SNH Wild Land map as a guide, there is the potential to undertake a review and identify land to be included within existing statutory designations such as National Scenic Areas (an area of outstanding scenic value in a national context), National Nature Reserves or even the creation of a new National Park.

In total, nearly 1.6 million hectares of wild land hand have been identified by SNH – approximately 19% of Scotland. The map and corresponding list of areas is available from the SNH website.

Bowlts broadly welcomes the creation of the Wild Land Map whilst also welcoming the decision of the Public Petitions’ Committee. “The Wild Land Map is an excellent starting point” comments Tom Chetwynd. “It helps to identify key areas of high wilderness value whilst avoiding unnecessary additional layers of restriction to land owners, many of whom already work closely with statutory authorities to protect and sustainably manage their land.”

Comments on the SNH Wild Land Map and the National Planning Framework 3 Main Issues Report and draft Scottish Planning Policy in general should be submitted to the Scottish Government. Consultation documents are available from their website and should be submitted by 23rd July 2013.

Due to an increasing workload, we are looking to expand our rural practice department. Our office is based at Pluscarden, near Elgin, Moray. We currently have a staff of 15 and our core activity is property consultancy and rural estate management.

We are currently accepting applications for both a Rural Practice Chartered Surveyor as well as a Trainee Chartered Surveyor.

The successful applicants will join our rural practice team, which consists of four fully qualified land agents. Both positions are full-time, working Monday to Friday, and salary will be negotiable depending on experience.
