SINGLE SURVEY HOME REPORT

The Single Survey Home Report in Scotland came into force on 1st December 2008. Any property put on to the market after that date will require a Single Survey Home Report to be produced at the seller’s cost. It is required whether the property is sold/marketed privately or on the open market.
 
The Home Report consists of three elements. These are:–
  • The Single Survey – provides information on the condition and value of the property.
  • The Energy Report – provides an Energy Performance Certificate (EPC) which sets out the energy efficiency rating for the property. It helps buyers to compare the energy costs between properties and recommends ways to improve the energy efficiency.
  • Property Questionnaire – provides additional information for the prospective buyers, such as Council Tax band, parking facilities, etc.
These documents must be prepared no more than 12 weeks before the property goes on to the market and should be made available to all prospective purchasers. The Home Report is provided to these prospective purchasers free of charge, although they may be asked to pay for copying and postage.
 
The Single Survey must be prepared by a Chartered Surveyor and not the selling agent. Any property which was put on to the market before 1st December 2008 and remains on the market on 4th January 2009 will require an EPC. This also applies to any property offered for let on or after 4th January 2008, which requires an EPC to be displayed in the property.

RURAL PRACTICE CHARTERED SURVEYOR AND TRAINEE CHARTERED SURVEYOR POSITIONS

Due to an increasing workload, we are looking to expand our rural practice department. Our office is based at Pluscarden, near Elgin, Moray. We currently have a staff of 15 and our core activity is property consultancy and rural estate management.

We are currently accepting applications for both a Rural Practice Chartered Surveyor as well as a Trainee Chartered Surveyor.

The successful applicants will join our rural practice team, which consists of four fully qualified land agents. Both positions are full-time, working Monday to Friday, and salary will be negotiable depending on experience.
